The owners do accept financial assistance for their properties; this is reviewed on a case by case basis with the prospective resident and the institution/organization providing financial assistance.
Income required to qualify is 2.5-3x’s the monthly rent in verifiable income (possible forms that will suffice; pay stubs, bank statements, w2’s, etc.). This number is divided by the amount of applicants for the specific unit.
Yes, prospective residents may opt for a co-signer if they fall short in a category the owners require. This co-signer would need to follow the same application process as prospective applicants.
Having a strong credit score is a helpful tool in gauging financial responsibility and generally we like to see between a 650-700 credit score. That being said; owners are known to be flexible on this as they know many factors can contribute to this score (student debt, divorce, etc). The main criteria the owners evaluate are any red flags on the history that makes up the score; these would include, repossed cars, bankruptcy, delinquent payments, evictions, etc.
Our properties are pet friendly; there are no specific weight or breed restrictions. Additional pet fees do apply.
If an applicant is not accepted, we do keep the application on file for 30 days in the hopes we can still find placement in the near future.
Utilities included with units are on a property specific basis.
